Before you buy or sell

Electrical inspections

Inspection services include:

  • Pre-sale inspections, before a house goes on the market
  • Pre-purchase inspections, walked with the buyer if they want to be there
  • Home inspector report items, gone through line by line
  • Code correction work after a failed inspection
  • Panel assessment, whether the service is big enough for the house as it is used now
  • Knob and tube and cloth wiring, found and mapped in older homes
  • Aluminum branch wiring in houses from the 1960s and 70s
  • Open grounds, reverse polarity and dead receptacles, tested outlet by outlet
  • GFCI coverage in kitchens, baths, garages, basements and outdoors
  • AFCI coverage against current requirements
  • Bonding and grounding, including ground rods, water pipe and gas bond
  • Smoke and carbon monoxide detectors against Delaware's hardwired and interconnected requirement
  • Junction boxes, splices and anything buried behind drywall that should not be
  • Overloaded circuits and the extension cords standing in for outlets
  • Service entrance, meter and disconnect condition
  • Permit history questions, and coordination with New Castle County or Chester County on the corrections
  • A written list of what we found, what has to be fixed and what can wait
  • A price next to each correction, so the number is usable in a negotiation
  • Documentation in writing when an insurer is asking about the panel or the wiring
